Korean listings show two sizes. Exclusive area (전용면적) is the space inside your unit. Supply area (공급면적) adds a share of hallways and stairs, and the "평형" people talk about (like "a 34-pyeong apartment") is usually based on supply area. So a "34-pyeong" apartment usually has about 84 m² of exclusive area, or about 25.4 pyeong you actually live in.

No. Since 2007 official documents must use square meters, but pyeong is still used in everyday talk, real estate offices and ads.
How big is a one-room (원룸)?
Most one-room studios are 16 to 33 m², roughly 5 to 10 pyeong.
